PETER JAMES

for County Executive

We can't just take money out of politics, we need to replace it with love for our communities.

Less people are getting married.
The birth rate is declining.
Mental health decline is on the rise and people are becoming more isolated.
Online content is becoming sexualized for minors.
Social media and AI is watching everyone.
AI is taking us down darker and darker paths in order to keep us on their platforms longer.
The AI techno-fascist billionaires aren’t doing this just to generate more ad revenues, but to have their AI understand how we think and respond in order to control us.

Montgomery County spends hundreds of millions of dollars on software that has this AI embedded in it and whose owners are using it to help Trump destroy our democracy.

MoCo residents need to be the owners and beneficiaries of emerging technology and not the vassals of Musk, Brin, Page, Ellison, Bezos, Zuckerberg, Altman, and Gates.

MY PLAN FOR MOCO

Stop the rise of the authoritarian state

Cancel all Montgomery County contracts with corporate ICE collaborators, and divest all pension fund holdings in those companies.

Turn off public surveillance cameras and license plate readers. No data or County police for Maryland’s Fusion Center.

Enforce Maryland’s unauthorized audio recording laws for doorbell cameras.

Replace Techno-Fascist Technology with Public and Worker Owned Technology

Eliminate Taxes and Generate $100B in County Revenue

Montgomery County operates several for-profit businesses - liquor stores, golf courses, and the airport. Liquor is losing money and the others have marginal profits. Peter will use the county's natural resources (laid-off software developers and recent graduates that can't get jobs) to replace the county's antiquated systems that are costing taxpayers a fortune.

The reason permits take so long to get approved by the county is because they are using a document management system that's 40 years out of date.

Peter will provide a free online design system that will implement rule-checking to make sure the design is compliant with building and other county codes. The current 100-200 day wait times will compress into just the few days needed to perform site inspections.

Peter spent 50 years helping large corporations and governments improve their operations and generate trillions of dollars in additional revenue.

Elon Musks' Tesla, Larry Ellison's Oracle, and Peter Thiel's Palantir are currently vulnerable to competition and also important sources of Trump's support. Oracle is being used by the county and Montgomery County Public Schools. Our data is at risk.

If elected, Peter will:

Provide Affordable Housing

Peter will fund the conversion of renters to owners. Home ownership is by far the best way to create prosperity and generational wealth to those held down by ever-increasing rents. Those renters that wish to continue renting, for personal preference reasons, will have greater affordable housing supply to keep their cost down.

Peter will provide incentives to landlords willing to provide equity share leases, where a portion of rental payments goes towards equity in the property. This provides a more affordable path to home ownership, leverages county funds, and gives landlords a fair return for providing more equitable terms.

Peter will provide interest free loans in stable housing notes that have lower initial mortgage payments that make home ownership obtainable for low income households. These will include a shock absorber feature to mitigate excessive increases in mortgage payments during periods of hyperinflation.

Peter has spent a year traveling the country visiting manufactured home factories and studying low material home construction techniques like rammed earth. He has a clear vision on how to develop home building robots to lower the total cost and time to manufacture quality homes. Peter will provide these technologies at-cost to local builders for homes built in the county.

Support the local economy and local small business

Peter will implement a plan created by Michael Shuman, a past MoCo resident: "Top 10 Local Policies for 2026 for local governments
